Direct answer

How expensive is office space across São Paulo’s main business districts?

Headline Class A/A+ asking rent varies by almost 4× across the selected corporate districts: from R$75.75/m²/month in Chácara Santo Antônio to R$293.08 in Faria Lima. The São Paulo market average is R$148.25/m²/month. That spread is large enough that location choice can materially change a first-office budget before condomínio, IPTU, fit-out, furniture or services are added.

Scatter plot compares asking rent and vacancy across nine São Paulo office submarkets in Q2 2026.

Executive findings

The cost hierarchy is clear, but vacancy, flexibility and team needs change the decision.

01

Faria Lima is nearly 2× the city index

R$293.08/m²/month = E2M Cost Index 198 versus São Paulo = 100.

02

Itaim is tight

Itaim combines R$250/m²/month with only 1.12% vacancy in the Q2 2026 Cushman & Wakefield dataset.

03

Vila Olímpia is cheaper than the premium core

R$194.80/m²/month, but Q2 vacancy was 22.10% after substantial space returns.

04

Berrini / Brooklin is a value corridor

Berrini was R$105.37/m²/month with 9.39% vacancy — materially below the premium core.

05

Flexible space changes the unit

Published private-office examples are priced by office or seat, not by m², and often include services that traditional rent excludes.

06

Coworking is a different operating model

A citywide WeWork coworking membership starts at R$1,003/month on a published 12-month promotional basis; it is not a dedicated private office.

Decision architecture

Traditional lease vs serviced private office vs coworking

Compare operating models before comparing prices. The cost unit, commitment and included services are different.

Traditional lease

Best aligned with larger or more permanent teams that value control and branding.

Headline rent per m² can scale efficiently, but condomínio, IPTU, fit-out, furniture, utilities and exit risk sit outside the asking rent.

Serviced / flexible private office

Best aligned with teams that need dedicated space quickly and want operations bundled.

Faster setup and flexible terms; unit cost can be higher and customization more limited.

Coworking membership

Best aligned with individuals and very small teams testing the market.

Lowest setup burden, but shared environment, meeting-room limits and weaker dedicated-brand presence.

Reading the corridor

Premium core → balanced corporate → value corridors

Faria Lima, JK, Itaim and Pinheiros sit at the top of the selected asking-rent index. Vila Olímpia is an intermediate cost point. Berrini/Brooklin, Chucri Zaidan and Chácara Santo Antônio offer lower headline rent within the same high-standard market framework.

Vacancy does not move in lockstep with rent: Paulista and Itaim are tight, while Vila Olímpia and Chácara Santo Antônio show materially more availability in the Q2 2026 dataset.

Public methodology

Methodology

The index keeps independent market data, provider prices and E2M calculations visibly separate.

1

Market layer

Use Cushman & Wakefield Q2 2026 Class A/A+ asking rent and vacancy for a consistent nine-district comparison.

2

Index calculation

São Paulo Class A/A+ average asking rent of R$148.25/m²/month = 100. District index = district rent ÷ 148.25 × 100.

3

Flexible workspace layer

Record provider-published starting prices as Tier C snapshots. Never label them market averages.

4

No fake total occupancy cost

Do not add synthetic condomínio, IPTU, fit-out or incentive assumptions where direct evidence is not available.

5

Quarterly update

Refresh market rents/vacancy after each new quarter and recheck provider pages at the same time.

Dataset refresh rule: update the market layer after each new quarter, preserve historical versions, and separately re-verify provider-published flexible-workspace prices.

FAQ

FAQ

How to interpret this benchmark.

Is asking rent the total monthly office cost?

No. Asking rent excludes items such as condomínio, IPTU, fit-out, furniture, utilities and other operating costs unless explicitly stated.

Why is the index set to São Paulo = 100?

It makes district price differences comparable without pretending the index is a currency quote. A value of 198 means the district asking rent is about 98% above the São Paulo Class A/A+ average in the same dataset.

Are the coworking and private-office prices market averages?

No. They are provider-published starting-price snapshots and are labelled as such.

Is Brooklin the same as Berrini?

Not exactly. For this benchmark, the Berrini market statistic is used as the closest Class A/A+ market proxy for the Berrini/Brooklin corporate corridor; a live office search should work building by building.

How often should this be updated?

Quarterly for the independent office-market layer, with flexible-workspace prices rechecked at the same cadence and again before any client quote.
